Facilities Manager

Spinnaker Property Management is seeking a Facilities Manager to manage facilities for 36 commercial properties and developments owned in partnership with the Rush Development Company.  This position reports to the Rush Development Project Manager. 

The ideal candidate will be responsible for the ongoing repair and maintenance of all commercial and residential properties managed by Spinnaker Property Management, either through hands-on work or direction of work through established vendors and sub-contractors. 

Applicants are required to have a minimum of five years experience in commercial facilities management.  You must be proficient in hands-on repair and maintenance work; must have knowledge of the construction industry and workings of major commercial building systems; and have an ability to deliver high-level customer service in all aspects of repair and maintenance work.  Proficiency with Microsoft Word, Excel and Outlook required.  Experience with DDC Controls (HVAC), door access software and/or Timberline a plus.  College degree preferred but not required. Essential Duties and Qualities:

  • Work in conjunction with the Property Management team to handle all incoming customer service requests from all managed commercial and residential properties.
  • Direct the action to be taken either through a hands-on approach or through the assignment of the work to an established vendor or sub-contractor through established procedures.
  • Ability to manage the repair and maintenance process.
  • Participate in the Building Assessment Process in which a full building assessment is completed on each commercial building in our portfolio on an annual basis.
  • Ability to troubleshoot situations including the use of dial-up digital control systems available on HVAC systems.
  • Ability to maintain Access Control Systems with dial-up capability.
  • Participate in bi-weekly property walk-throughs of all managed commercial properties to follow-up for work to be completed and to determine if additional repair or maintenance is required.
  • Conduct or assign the work required as determined in the weekly property inspections.
  • Work in conjunction with Rush Commercial Construction to obtain proper building sign-offs on all shell and core and tenant improvement projects prior to accepting the building/suite into Property Management.
  • Maintain a good cooperative relationship with all fellow employees. Demonstrate a "can do" attitude and flexibility in adjusting to changes in daily work assignments.
  • Demonstrate reliability in attendance including on-time arrival.
  • Position requires being on-call to answer building emergencies outside of regular business hours.
