MAINTENANCE SUPERVISOR
Spinnaker Property Management is seeking to fill the position of Maintenance Supervisor. This position is responsible for maintaining the condition of the 122 unit community and for coordinating and preparing move-ins. The community is located in Tacoma and requires the employee to live on-site for the ability to serve on-call for community emergencies. A high school diploma and a minimum of two years previous experience in residential property management, maintenance or other building maintenance is required as well as owning a complete set of tools.
Essential Job Functions:
- Respond, coordinate and perform service requests. Ensure that the 24-hour response to all service requests is adhered to.
- Coordinate/Perform make-ready operations with Community Manager to ensure that vacant units are made ready in a timely manner.
- Maintain inventory of supplies and tools sufficient for providing service and maintaining the community.
- Purchase supplies as required through approved vendors.
- Responsible to maintain shop area in a neat, organized, secure condition
- Schedule staffing of maintenance staff and coordinate schedule with Community Manager.
- Recommend capital improvement projects to Community Manager.
- Teach and monitor safe work practices of non-office staff. Provide guidance to staff and schedule training as necessary.
- Work within the approved community budget.
- Install major appliances.
- Other tasks as assigned
Skills (Must be able to diagnose problems with and repair the following):
- Advanced hands on working knowledge of apartment maintenance
- Major appliance repairs
- HVAC
- Basic to intermediate plumbing
- Basic to intermediate electrical (when state license not required)
- Sheetrock/drywall repair
- General carpentry
- Gutters
- Painting
- Intermediate business mathematical skills
- Reliable transportation and valid driver license
- Good verbal and written communications skills
- Strong customer service orientation
- Able to lift heavy objects
- Organizational skills and ability to multi-task
Physical Demands - The employee is required to frequently sit, stand, walk, use hands to finger, handle, or feel objects, tools, or controls, reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl. Work Environment - While performing the duties of this job, the employee occasionally works in outside weather conditions. The noise level in the work environment is usually moderate.
