MAINTENANCE TECHNICIAN

Spinnaker Property Management is seeking to fill the position of Maintenance Technician.  This position is responsible for maintaining the condition of the 206 unit community and reports to the Maintenance Supervisor.  The community is located in Lacey and requires the employee to live on-site for the ability to serve on-call for community emergencies.  A high school diploma and a minimum of two years previous experience in residential property management, maintenance or other building maintenance is required as well as owning a complete set of tools.

Essential Job Functions:

  • Completes service requests, following company procedures.
  • Is available for emergency on-call maintenance problems.
  • Assists in maintaining inventory of equipment tools, and supplies.
  • Assists in regular inspections of property.
  • Notifies Maintenance Supervisor of maintenance problems and makes recommended solutions.
  • Assists in preparation of maintenance-related records.
  • Meets with Maintenance Supervisor daily to report status of all scheduled work.
  • Refurbishes vacant apartments in a timely fashion (make-readies) prior to resident occupancy.
  • Performs electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
  • Performs plumbing work such as clearing stoppages, replacing fittings, etc.
  • General repair and custodial work.
  • Assist in routine maintenance of pools and spas.
  • Assists in grounds work as necessary.
  • Know and adhere to all company policies and procedures.
  • Additional duties as assigned.

Skills:

  • Knowledge of appliance repairs to include range, refrigerator, dishwasher, etc.
  • Knowledge of HVAC if applicable to property.
  • Knowledge of pools and spas if applicable to property.
  • Appearance and manner compatible with the image of the property.
  • Good written and verbal communication skills.
  • Confident, positive attitude.
  • Ability to interact with a wide range of people.
  • Ability and willingness to assume Maintenance Supervisors responsibilities when needed.
  • Must be bondable
  • Valid Washington state driver’s license and minimum amount of liability insurance required by the state.

Work Environment - While performing the duties of this job, the employee occasionally works in outside weather conditions.  The noise level in the work environment is usually moderate.
